This new 2 story building seats on a 35’ x 100’ lot at the intersection of a main Boulevard and a main street. The building is chamfered at the corner creating a new façade that celebrates the busy intersection with a tower element. This is a good example of an in-field urban project that follows the principles of New Urbanism. It fits appropriately within the existing dense urban fabric and keeps a human scale at the street level. The project promotes pedestrian interaction with large doors and windows along the sidewalk and addresses the long side of the street by breaking up the massing of the façade in 4 volumes of different heights. The central section of this façade is recessed presenting a balcony in the second floor looking over a patio area for outdoor dining adjacent to the sidewalk.
